Some of this isn't really closing costs. Putting in escrow for taxes and insurance.....well, they're doing that to be sure you pay your taxes and insurance, but it's not increasing your cost.

I would seriously look for a no cost refi. And no, not rolled into the new loan. A no cost. I did this several times and the most I ever paid was an appraisal that was refunded to me at closing. The bank did that so they don't get stuck with the cost and no loan to get money back on. Your interest rate will be slightly higher, but if you find a better no cost loan in a year, you didn't waste money on bribes.....I mean points and other nonsense. It's why I did it so many times.

Yes. The real estate market is a little nuts right now.

A house in my neighborhood just sold. Nice neighborhood and schools. DC suburb. 1/2 acre or so. Original owners owned it from 1969 - now deceased. the daughter sold it. New windows and shutter, but the inside is a gut job. Sold as-is.

$1 million. Sold off market in under a week.

I can't even put my house on the market to sell because I'll be the one on the outside looking in. And no decent rentals to get into while I shop. And prices continue to rise to the point all the money I made off my house is deflated and I'm paying more for the thing I just got out of. It's all borked.

We have our condo on the market. It is rental property and has stayed pretty full, so we are OK keeping it as well. Bought it 16 months ago for $200k, put maybe 1k into it to get perfect for renting (new mattresses, fresh paint and a couple fans - it had a full remodel just prior to our purchase). We have it listed for $285k and it is the only property in the complex for sale. Realtor has shown it several times already and is confident we will get our asking price. If we don't get our asking price we will just keep it. Rents are going up here and our property manager says he will have no problem keeping it full.

Yeah, my zip code went up like 12.4% last year and is continuing to climb. Economists can think what they want but this clearly isn’t sustainable in the long run.

Around here it's supply driven. There is one 4 bedroom house "active no offer" in our school district. And it's all original 70s construction for 450.

One that has an offer is a teardown ( they didn't even post interior pictures) for 350.

There are a few more 3 bedroom, but nothing like it was even a year ago.

I'm in this same boat. I want to sell my 2bd/2ba condo and move into a townhouse or fixer SFR, and I know I can sell my condo for top dollar but I'll be also paying top dollar for whatever we want to move into.

The unit above mine just sold a week ago for 400k. Four. Hundred. ****ing Thousand. for a 960sqft 2bd/2ba. The unit above the one next to mine sold for 370k about a month ago. It's bananas.

We ended up just doing it anyway.

New construction was cheaper per sq.ft than 60 year old houses with no updates (****tier location, but only 10 minutes away, and everything around here is getting built out).

It's ****ed up, but it ended up being cheaper per month than a 2 bed apartment.

That's nuts. For even more nuts, one of my undergrad buddies in Manhattan posted up his condo for sale.

Hell's Kitchen. 810 sq ft. 1 bedroom, 1 bath, and a common room.

Listed at $999k.

The problem is that I can’t swing the down payment if prices keep going up 10-15% every year. Even with PMI the mortgage on a 325k house isn’t much less than a one bedroom apartment here (!!!) but now almost everything under about 400k here is a fixer upper, whereas this time last year you could occasionally find a gem in the $290-310 range.

It's hard to get on a Merry go round, but easy to swap horses once you're on.

Jump on asap and feel lucky housing is so cheap where you are, here 400k is barely a down payment...

Well that's the thing - I had the down payment saved for a $290k house. I do not have the down payment saved for a $400k house. So there's not really a way for me to get on, you know?

We did this for 8 ****ing years, it's excruciatingly demoralizing, but try to keep at it. And if you do find something you can live with that you can make work financially, do so.

We had a house down the street (same size, better layout IMO but wife disagrees, and on the golf course) sell for 495K this week.

We bought our house for 302K 3 years ago (not on golf course, across the street). MANY people who live here have been here from go, and bought their houses in the late 90s for ~200ish. We had one fella (also a GC home) tell us on his nightly walk he was selling his because these people are crazy.

I thought the market would cool off with the corona lockdowns. Nope. Got worse. Everyone wanted to move out of the big cities, ending up north, where I work.
My plan was to go for a 300k ish house. Everything that was available was old and needed lots of help. I ended up increasing my max multiple times.
Sucked. Glad I did though. Paid more than I wanted, but found something nice, newer-ish, very close to work, great area, safe for the future miss-v.

Sell your car/anything you have of value and buy an old civic, then buy a solid fixer upper and spend the next 2 years painting and doing cheap/free diy updates and sell for more. Rinse and repeat.

Not sure what your mtg rules are where you live and what sort of dp you have saved but the difference between a dp for 300k and 400k house is effectively miniscule so just dive in a buy basically anything that is structurally sound and you can add value for very little.
