Default Leak down test results

Hey guys, I bought a JDM single AVCS EJ205, I was doing a basic health check over the motor.

I did a leak down test on the engine with the following results:

Cyl 1: 5% leak down
Cyl 2: 70% leak down
Cyl 3: 6% leak down
Cyl 4:50% leak down

These are obviously not great numbers, but it seems like both cylinders 2 and 4 had what felt like a pretty noticeable breeze coming from the head oil drain hole (I took the valve covers off to verify cam position and cylinder TDC).

Cylinder 2 had a very slight breeze coming out of the exhaust while Cylinder 4 had a slightly stronger breeze coming out of the exhaust compared Cylinder 2.

I checked the timing, I'm fairly sure the timing is okay, the || timing marks on the cam gears are ever so slightly off, but not nearly as bad as other posts that I've seen on here.
I haven't performed a compression test on the motor yet... I don't have a spare flywheel and starter, I would need to pick up an AT starter to use the flexplate from another motor I have.

1. The exhaust valves are not great, I'm guessing I will probably have to pull the head regardless, but how likely is it that both cylinder 2 and 4 will have bad rings?

2. Is it possible that some of this terrible leak down is from a bad head gasket on this bank?

It's common to burn exhaust valves on these engines, especially in cyl 4. I'd start there. Rings typically aren't an issue with the 205. However, depending on several factors there could be some surface rust on the cyl walls as well. Unfortunately you're probably going to have to pull the heads unless you have a bore scope.

The real problem is how long has the engine been sitting around? What was the condition of the car it came out of in Japan? All of these unanswerable questions that are part of buying a JDM engine these days since the single AVCS 205/207 variants are now 15-20 years old. When I bought my first one, I went to the importer and we went through 3 engines before I found one that had good compression.
