Yeah, that's a concern. But with three kids, at least the elder two of whom love skiing, a wife who is at least good for one weekend day of skiing consistently, and me and we'll get up there all the time!

Yeah, weekend skiing is definitely a compromise, but with school-age kids and the AMP Devo program and all I'm basically committed to it until they're off to college!

I do get up on weekdays myself and have pulled the elder kids for one special ski day each with us on a weekday this season, and the skiing proper is much better with fewer people, sure.

Awesome stories. This would be about 1:45 or so with no traffic so even a bit more convenient yet. Your advice to get a little bigger and make it more future-proof is well taken. I'd like to go for a SFH proper instead of a condo as well. We'll see what pops up.

Thanks for the tips. I'm up there every weekend, but the weekend is with kids so I'm on the groomers (and small bumps) with them. Let me know if you make it down during the week next season. This year I've tried to take as many Wednesdays and Fridays off as feasible, Fridays ultimately proving less than ideal when I'm up early for Saturday as well. Life is rough.

We're rolling out work from home very slowly. It'll be years before I can swing working a week straight from up there! but maybe some day?!

Yeah, it's quite annoying seeing the pricing history on some of these places! Then again, some haven't come out well in the real estate price lottery. I've seen a few 2 bedroom Zephyr condos get sold for basically no appreciation over the past decade+ in 2020 dollars, ignoring inflation altogether. Add their ridiculous HOA fee into the mix and that's a big :nononocat: .

I don't anticipate appreciation making me a ton of money, per se, but I expect it to be on par with other low-risk investment vehicles overall, plus get me great utility personally.

I did the math a while back, and with any reasonable rate of appreciation break even is basically right at the outset (renting costs vs. upkeep/interest/property taxes/insurance). Even accounting for furnishing the place, etc., certainly should be before the end of the first whole season in it.

Point taken, but I'm ready to move quicker at $630k than at $750k for sure in terms of mobilizing down payment money. I've got $37k set aside in a 5% stock Betterment goal and will drag out $50k from my 403(b).

That brings us right at the $548k conforming limit (albeit not at 80% LTV), but KeyBank will play nicely with that scenario and I would be able to get it paid down to a conventional loan for refinancing fairly soon.

Real estate is a tricky thing where you need to balance patience with action once the right place is available. I have been waiting for the housing market to take a down turn so I can upgrade my house (and keep my current house as a rental).

Good luck and hopefully this is what you are looking for. Buying earlier also gives you time to close on the deal and get settled in before the summer biking season.

I went over the floorplan with the wife last night since they have that nice RV-style virtual walk-through deal. Her valid concern is that the kids rooms may be too small to stuff two sets of bunks in one room, which is what we'd want in the future so as to free up the 3rd bedroom for visiting grandparents or the like.

But I will certainly give up a half day of skiing to see it.

Looks like a pretty nice place all things considered. I think a pro and con is that the 2nd and 3rd bedroom is on first floor. Maybe you could find a set of L bunks? Either way bring a tape measure.

Yeah, that is a bit of a weird layout, but not as weird as some we've rented. The one that comes to mind:

upper floor: kitchen, common room, two separate master suites
middle floor: entry, additional suite
bottom floor: bunk room suite, hot tub access via bunk room because that makes the least sense at all possible but is easier to build and plumb

Oh, that's a really simple fix! A triple bunk would indeed solve that handily with the same footprint.


Measure the ceiling height - you might be able to do some cool stuff with a loft type setup for 2 beds and a desk/couch under one?

I like the trundle idea too, could be a bunk with a trundle that pulls out for visitors. Or even a bunk with a double bottom single top and they just pair up when there are guests.

I have fallen asleep on the trundle in my daughter’s room numerous times. It will be fine for kids.
