The bank did that so they don't get stuck with the cost and no loan to get money back on. Yes. The real estate market is a little nuts right now.
A house in my neighborhood just sold. Nice neighborhood and schools. DC suburb. 1/2 acre or so. Original owners owned it from 1969 - now deceased. the daughter sold it. New windows and shutter, but the inside is a gut job. Sold as-is. $1 million. Sold off market in under a week. |

I can't even put my house on the market to sell because I'll be the one on the outside looking in. And no decent rentals to get into while I shop. And prices continue to rise to the point all the money I made off my house is deflated and I'm paying more for the thing I just got out of. It's all borked.

We have our condo on the market. It is rental property and has stayed pretty full, so we are OK keeping it as well. Bought it 16 months ago for $200k, put maybe 1k into it to get perfect for renting (new mattresses, fresh paint and a couple fans - it had a full remodel just prior to our purchase). We have it listed for $285k and it is the only property in the complex for sale. Realtor has shown it several times already and is confident we will get our asking price. If we don't get our asking price we will just keep it. Rents are going up here and our property manager says he will have no problem keeping it full.

Around here it's supply driven. There is one 4 bedroom house "active no offer" in our school district. And it's all original 70s construction for 450.
One that has an offer is a teardown ( they didn't even post interior pictures) for 350. There are a few more 3 bedroom, but nothing like it was even a year ago. |

The problem is that I can’t swing the down payment if prices keep going up 10-15% every year. Even with PMI the mortgage on a 325k house isn’t much less than a one bedroom apartment here (!!!) but now almost everything under about 400k here is a fixer upper, whereas this time last year you could occasionally find a gem in the $290-310 range.

Well that's the thing - I had the down payment saved for a $290k house. I do not have the down payment saved for a $400k house. So there's not really a way for me to get on, you know?

Yup! Posted in the most recent purchase, 1 bedroom apt with WFH and School from home just wasn't doable, and the monthly payment on a 2 bedroom apartment is higher than our mortgage, taxes and ins.

We had a house down the street (same size, better layout IMO but wife disagrees, and on the golf course) sell for 495K this week.
We bought our house for 302K 3 years ago (not on golf course, across the street). MANY people who live here have been here from go, and bought their houses in the late 90s for ~200ish. We had one fella (also a GC home) tell us on his nightly walk he was selling his because these people are crazy. |

I thought the market would cool off with the corona lockdowns. Nope. Got worse. Everyone wanted to move out of the big cities, ending up north, where I work.
My plan was to go for a 300k ish house. Everything that was available was old and needed lots of help. I ended up increasing my max multiple times. Sucked. Glad I did though. Paid more than I wanted, but found something nice, newer-ish, very close to work, great area, safe for the future miss-v. cn: market in north east sucks |
