So, uh, shikataganai, without having read the entire thread (I apologize), but any lessons learned from this? Any good takeaways from the buying-a-place-that-isn't-exactly close experience? Same for renovations...

Anything you'd do differently?

1) Don't buy a stucco mountain house that backs up to a stream without having migratory bird mitigation in place solidly before said birds' protected-by-treaty time (mid May to mid August).

2) Don't trust contractors.

3) Don't have ******* neighbors, as they detract from quality of life.

4) Don't trust furniture delivery windows for remote locations, because those companies are 110% flaky.

The bottom fell out of the queens town real estate market (relatively speaking) due to covid/no tourists. You should swoop in now and pick something up. I’ll look after it for you each weekend until you’re able to move down here.

Context is that it snowed this much at Winter Park over a 24 hour period either ending today or yesterday morning:

Also got clarification re the deck railing, noting that it was clearly all pulled down with the demolition work in my pano photo from this Monday: "All the railing is labeled and ready to go back up once the decking is back on."

The terms changed a bit! for the better.

To go from 3.000% at conforming limit + a janky 6.51% variable rate HELOC for the balance to 2.375% fixed x 30 years for the whole amount is quite fabulous indeed, very much worth those fees IMO. APR works out to be 2.456% all said and done.

Once again my spot in the garage is taken up by mountain house staging. This hopefully final batch that was delivered today in the foreground is deck furniture. The vertical boxes in the back right are the recliners for the loft.

(There is one more delivery scheduled for up there, for the living room couches, that I give a high likelihood of being canceled last minute a la the canceled delivery attempt for this stuff on Oct 11, wasting my time. Stay tuned on Oct 29 as I drive all about.)

Was awake from 1:30-3 last night. Anxious that I’m going to get to the house today and find the decks in the exact same state (demolished, no new Trex) as before. Then I’ll have to fight the contractor, again, it won’t be listed all winter, and we won’t have usable decks.

That's the front entryway deck, clearly not done. But next to the stacks of tiles is Trex, so there's still hope. It'll be at least 2 weeks from now.

On the upside, the Macy's furniture delivery of living room coach + loveseats appears to be actually happening. They're driving over from Fraser at the moment--they've got a tracker thing.

For the record, the truck wasn't that bad underneath. Square-packed boxes. It's just that there were several layers of last minute crap thrown atop it randomly.
