well, from a perspective of cats not doing their own version of thunderdome at 2am, it will be nice to have a slab.

Oh I am vigilant about checking and closing off all access points. I guess that was learned from my folks.

Someone convince me there is some benefit to slab other than cost.

Do you know what flood plain the home is located in? Do you know the elevation of the home? Do you know the flooding pattern of the local neighborhood? I know a bunch of people who didn't know prior to Harvey.

the sellers disclosure in Texas was updated after Harvey, there's about 2 pages dedicated to questions about flooding, FEMA, and it does a pretty thorough job of sealing any possible holes, granted that's only as good as the previous seller at this point because the disclosure didn't have that prior to Harvey. and this owner was in the home since 2015, so it didn't flood during Harvey.

USGS flood maps say it's outside of a 500 year floodplain, just barely (like 2 houses down is). if you're familiar with East Houston, the home is in Idylwood, the neighborhood was established in the 30s and has a bayou bordering on the east side. The neighborhood had some homes bought out by the city after Ike from flooding, but none from Harvey, and the homes bought were right next to the bayou.

the home is at least 6' elevation over the street, and the street slopes pretty aggressively towards the bayou. the street and driveway elevation difference actually have me concerned for parking my BRZ in the driveway without scraping everything, I think it will be OK, I'll just have to take it at an angle.

Funny, we just ripped all of the copper out of our house and had it re-plumbed with CPVC.


Did the inspector double-check to make sure all of the knob-tube wiring is removed? I've seen where someone has the house 'rewired' but the contractor didn't feel like opening part of the wall, so they ran new romex up as far as the y could, then used the old **** to bridge to the next area and picked it up with new wire again.

Seen it with old rag-tail wiring too. Usually, the new wire goes up to a junction box under the outlet, then they tie into the old crap which goes the 2' up into the wall to the outlet.

that's possible, the inspector did mention that there was new blown in insulation in the attic could have been hiding things too.

the grounds on the outlets all passed, so that's good too.

goodness, that's why i do my own stuff...then i know its correct...still fixing poor mickey moused issues every time i do something, just starting re-doing my ductwork for my ac system...swamp cooler ducting rotted away finally and had a fun time wandering local lowes trying to find theirs

Trying to find a house in Ohio,almost had one but they countered just above what we were comfortable with. It sold for 30k over list. Trying to be patient in an impatient market.

hydro was good. we had some issues we noticed with the roof. seller is having their roofing guy come in and asses and repair, we are pushing option to next Tuesday, close is still set for the 27th.

heh, title company says no checks over $50,000, we are doing $90,000 down, I was all like, so I can bring you two checks for $45,000?

getting closer and getting more excited!

When we sold our Texas house we had a good chunk of change coming even though we lived there only three years. Get to the closing and the nice lady there said “how do you want the proceeds.”, I said 100s are fine, took her a few seconds to realize I wasn’t serious.

When I bought a house, I did not look at its condition, I assessed it superficially. I do not know how to convey my stupidity through a message. There were a lot of problems with the house. Which I didn't notice. Moreover, my friends advised me to look at more available houses. Because of my laziness, I didn't do it. But I came across honest sellers who immediately came and sorted out all the problems. This moment makes me believe that the world is full of honest people

That exact house would go for $500-600k in this area. Still not worth living in Texas though!

Well you can just stay the hellll out! That is actually a pretty nice part of the state, if you don't mind the humidity.

On a related note, ufgh. 8 foot ceilings? I swear I will never buy another place with 8-ft ceilings after living in early 20th century home. It's fine for a starter type house, but I can't see myself long term in a place with low ceilings.
