hasn't been under contract yet, or that would be published for my realtor to see why any prospective buyers walked out.

I am guessing it's a few things, but primarily..

there are 2 full baths, and 3 rooms, all 3 rooms are upstairs, and only 1 bathroom upstairs, so in effect, there's 1 bathroom for 3 rooms of people. neither of the bathrooms are particularly big either.

there's no formal dining room, and no closet space in any of the rooms. like no closets at all.

considering my current house has only 1 bathroom, and no closets either, and I don't care about a formal dining room.

anyway, the home isn't crazy expensive for the location, but at the cost they are asking, I think most buyers want formal dining, more bathroom, and definitely they want closets.

Agent friend who put his remodeled small 3/2 flip on the market got a cash offer immediately for $200k over asking. He bought in Feb for $360K, some elbow grease, Home Depot contractor discount, and 2 months later sold for $650K.

I bought my condo 3 years ago for 280k, the unit above mine just sold a month ago for 400k. the one next to that sold 2 weeks prior for 390k, a few others in the complex sold within the last 6 month for anywhere from 370k-390k

I thought it was high, but then Redfin sent a random email of fairly good comps in my neighborhood that indeed sold for about my house's Zestimate...

Not sure on a larger scale, but in my neighborhood it's been dead on when I compare a house that's listed to its selling price. Usually just a bit below what it actually goes for but the way prices are rising it probably doesn't keep up.

If this market keeps this trajectory for at least 3 more months I'm going to talk to a realtor and consider listing and rolling it into a 1031 exchange fixer upper.

I say this all the time, but I keep feeling this is a bubble ready to pop, but so many people say there's no bubble and no reason to pop.

remember the housing crisis in 2008 when the bottom fell out of the market. how long did it take to recover? doesn't seem like it was that long.

the only housing crisis that seems to be happening now is a lack of inventory.

Yeah, we cashed out our rental condo. Owned for 2 years. 190% return on investment. Could not pass it up. It was great rental property which we would have kept and been happy, but that kind of return you cannot pass up.

Now watch it double in the next couple years.

I went and looked at it today. Not a bad little house. Pretty big back yard, that backs up to some sort of Trucking Company. Some interior stuff needs updating. Probably be a decent rental in a land where rentals do not readily exist. I am sure it will sell in a week.

Having just been [s]ass raped[\s] bought into this market, this is an interesting search. More inventory around me, one at 875K for 1500 sqft house on 7400sqft lot. 'Needs TLC' is in the first sentence of listing.
The next three are $1.3-$1.5 with $400ish monthly HOAs. Then another 10 listings from $2-22M. The $22M beach shack has a $1200 a month HOA to keep out the riff raff. I didnt check the bylaws to see if hookers and blow were included services.

Sure but 08 was also lack of inventory to drive up prices - but we can argue we have slightly stricter lending standards now - but I'm sure people are still pushing their finances to get in "before it's too late" and floating additional funds from hard money lenders. What's the sudden cause for lack of inventory and sudden demand to buy? By now the benefits of low interest rates seems outweighed by the insanity of the market - offering hundreds of thousands over asking in bidding wars with waived contingencies.

And several unorthodox policies in place and variables.

Suddenly mobile workers - many with a desire to leave metro areas or get to the outskirts, temporarily low interest rates, and things like lots of free time making people want to do yard stuff? Seems to be the case out where I am. I moved here 3 years ago to be away from the city and accepted my commute of 45 minutes in at 5am and an hour home at 2pm. Now with all the WFH policies prices here have skyrocketed along with construction, and everybody is doing yard work. And yes, I get it, that's going on everywhere. But, this (used to be) the boonies, there is no convenient interstate. My balance has also shifted and considering I go in maybe once a week I'd accept a longer commute and wish I'd have bought even further out, with more land.

lack of inventory was build with the uncertainty of about 6 months last year, not a lot was being built.

what you're describing, certainly, that's an overheated market that will cool rapidly, but when is the question.

I guess all I was trying to illustrate with the reference to '08 is that sure the bottom fell out, but if you compare prices from '07 and today, you wouldn't even know anything happened in '08. the bottom has been rebuilt and then some. the cause of that correction is inconsequential.

so if the bottom does fall out in the short term, will your financial situation allow you to withstand?

WFH is great and all, but to move somewhere you wouldn't normally want to live because of this new WFH policy which is subject to change seems short sighted. Sure many people want WFH to last forever, but my gut feeling is that this will change back to office work in the next few years - regardless what employees want. Although 45 minute commute isn't even that bad - I'm referring to people moving over an hour to 2 hours away.

I wonder, are we in the midst of "panic buying" in the housing market? Buy whatever you can, offer whatever you can, just buy something right now. Any semblance of sanity, either on the sellers or the buyers, is going out the window.

The inevitable housing market crash is going to be lit.

Keep all of those things in mind, the things you think are keeping others from buying this house, unless you plan to live in it forever.

absolutely, the realtor had that conversation with us when we were in the house.

While quite a few end of millenial (90-96) people are still struggling with finances, I know many of them (me included) started to buy homes in the last 2-3 years and are looking now. That’s a really big market to tap into, I’d imagine. The general consensus in media is that millennials of that age all live at home and make $30k a year but in reality there’s also many who don’t.

Well, put our house on the market 4/1 and decided to go away for the weekend to avoid the circus. Had 38 showings that weekend, 22 were on Saturday. Got three offers that we weren't too thrilled about (FHA loans), then a 4th came in above asking, cash, and no inspection. SOLD! Now we just got to find a place to live for ~3 months while the new house gets built...

This is our $500k patch of cleared trees with the promise of a house to be built...
