Bump. Officially homeless as of yesterday. Negotiated a 20 day rentback. Still waiting to hear from title on where/when we're signing on purchase. (Should be today)

Bumping old thread.

Been in my house since April 2007. Bought new construction, put money down in fall of 2006 and closed once it was done. At the time the neighborhood was still in "Stage 1" which meant we got in on the ground floor, we had some big discounts on our house By the time we closed, our floorplan baseprice had gone up about 20-30k. We thought, 5 year starter home. Make some money and upgrade to the "forever home".

Worst time to buy, right? About 10 months later the market crashed and we lost what little equity we thought we had.

So we've been in the same house since then. Market seems to be picking up lately, so we're finally at a place were we've outgrown our house, kids are getting older and need more space. Spent the weekend cleaning, painting and decluttering so we can put it on the market.

We rented a storage unit and we started taking out stuff that wasn't necessary (xmas decoraations, etc) and even with about 10 trips there, it feels like we barely made a dent in the clutter in the house! We have family that lives in the same town as us, (wife's brother) so if we sell before we find a house, we have a place to stay (he's married, no kids and he lived with us years ago before he got married, so "he owes us")

Have a realtor coming tomorrow evening to see what they think of it, what we need to do in order to get it listed and start looking for replacement houses. We've been on realtor.com and zillow.com looking to see what houses in the area are selling for, what's out there, etc.

Going to be a busy spring!

Nope. We're going to do a purge before we move in. We even did a mini purge about 2-3 months ago while trying to organize our basement. It's amazing how much stuff you accumulate over time.

Said and did the same things when we moved just north of Dallas. We moved into a roughly 4000 square foot home and my first thought was, man....there’s a ton of space here.

To be filled up within the next year.....

Good for you. One regret I had about moving from our apartment to our house in 2011 was we moved a bunch of crap that is still in our basement. Nothing has been done with it. I've been going through and clearing out stuff but magically more stuff needs to come downstairs to fill up those spaces.

4000, that's alot of house! We're at 1800 ft right now (not including the unfinished basement) and looking to go to 2800-3500 at max. (those are the 2 house sizes in the neighborhood we've been looking at online that we like)

It sucks, but you just have to break it off into little chunks. So, anyone considering where real estate market will be depending on how Cov19 plays out and how long it stays around?

It's still too early to tell, but IMO if the virus hangs around and grows over the next month I'd say might be a good time to buy, been a sellers market for a long time now. I've been looking for a place in the mountains (NY State), and think it may be a good time to start searching again for any houses on the market that people have to sell. Would even consider an investment property locally.

Moving is the best way to force a purge of unused ****.

I dread the day I have to clean out my parents' house. Built in the mid-80s and my mom still lives there with everything they hoarded in the basement, attic and everywhere else over the decades. Hoarding is a strong term, since that's a real thing, but we also have an entire basement full of objects that haven't been touched in decades but are being held on to because they exist or "maybe one day that could be useful." I mean, the bicycle I got for 8th grade graduatin is in the basement for some reason. It's going to take multiple dumpsters and countless trips to donation centers when the time comes.

I went from renting 1br apartments in the US to now renting a big house with some patio space in Costa Rica so now we're all-in with " adult stuff" (dining room set, couches, patio furniture, etc). Being outside the US has been super helpful against the accumulation of stuff as our consumption has plummeted since we have everything we need. Most things aren't "ZOMG I need it right meow! Prime it to me!" urgent so we do an Amazon order once or twice a year of goods and bring the stuff down in a suitcase with us when we visit. Really cuts down on impulse buying and today's disposable throwaway culture.

I'm with you but also agree it's too early to tell. We are wanting to make a change on primary home but are thinking of holding off for a bit unless the exact property we are looking for comes around due to Cov19, but also oil issues, etc.

I had to do this to my dad's condo late 2018/early 2019. He was in a nursing home and running out of his savings, so we started clearing out his condo. It was a fairly small 2 bedroom condo, but we bought it in 1980 when I was 3 and he was there until he passed. He was a pack rat. I found paycheck stubs of his from the 60's and 70's, all neat and organized. bags upon bags upon bags all inceptioed in each other.

I live 50+ miles away and at the time could only go up on the weekends, not exactly how I wanted to spend my weekends, but I did it. It took us months at that rate, because I could not go up both weekend days nor could I make it up there every weekend.

It sucked. Good luck to you when it happens.

I'm keeping an eye on it,

I'm assuming the virus will continue to spread through April/May before probably tapering for summer only to come back this fall.

Due to how our current lease is running, we're hoping to buy at the end of the year, ideally at a lower than current pricing.

EDIT: Alternatively, I die when I get it because I have Asthma, and wife cashes out my life insurance and buys a place w/no mortgage allowing her to go back to school full time and eventually retire early, so it's really a win win whether it affects pricing or not, lol.

Part of the problem with this, I presume, is people may fear that they are going to give away something valuable by mistake. So they hang on to things assuming one day they can find out if it is worth anything. Most pass before that day arrives, then the whole thing shifts to the remaining family members. I mean your 8th grade bicycle can become a highly-demanded collector's item one day. Would you just like to sling it to Goodwill on a Sunday afternoon?

Ehh, I don't think there's any "This is a future Antiques Roadshow goldmine" thinking. More just being frugal, at least in my parents' case. My dad would repurpose all sorts of ****. He was the guy who would go to the dump and come home with an old lawnmower someone got rid of and use the shell to replace our rusted one, slap our motor on there and voila, free lawnmower! To be fair, that kind of behavior is what helped allow him to retire at 49 or something insane.

I started a refinance deal about a month ago. My house has appreciated 17.5% in just under 2 years, and the rate drop now just seals it.

you think that's crazy you should check out the SCIC market.
Granted this has an extra Bedroom & bathroom, but it's over twice the price.
