Anecdotal: I sold my house last September, the agent said she's seeing mostly people moving out of apartments with kids to get more room having to be stuck at home all day with them in lockdown. It also was under contract in two days, closed easy peasy.

In my North NJ area, I feel this is the case for many moving out of NYC or heavy urban areas into the suburbs. While some may have had their savings ready to buy and covid was the catalyst to get out, usually people live in an apartment for a reason - not enough funds followed by proximity to work.

This is us. Moving from Brooklyn to Morristown. We just had enough for the downpayment, but that is a steep hill to climb for a lot of people, coming up with the 20%.

Congrats on the house and Morristown seemed fun the few times I was out there. Quite a change from Brooklyn for sure.

Are you WFH now? Clearly not commuting - and will you ever have to commute to the city again?

The crash needs to hold off for another 6ish weeks that way I can get my house sold.

inspection happened Saturday, it's a long list of ticky tacky stuff.

safety issues are exhaust flue for the furnace is not correctly routed, the railing on the stairway is not long enough, and the bannister is very loose.

the water heater is 14 years old, but other than that, water pipes were all updated to copper, electrical was all updated to current standards (no nob and tube).

there is minimal exterior wood rot issues on the facade.

hydrostatic test is tomorrow.

we'll ask for the safety issues to be repaired, or for them to give us money to repair, and we'll ask for money to replace the water heater.

barring any weirdness with the hydrostatic tomorrow (which I don't expect), I'll be buying a new home at the end of the month!

Awesome.

I like a thorough inspection that finds a lot of little things but nothing big, it typically means the inspection was probably done correctly.

My wife has had people ask for the smallest ticky tack thing that came up on inspection, I just shake my head.

thanks, I guess I gotta move over to the threadpocalypse to document the fixes to the current home before I sell it on.

I did a quick search on zillow for homes in my area with 3br and 1bath, average price seems to be about 275. did another search for homes in my area with a 3br and 2bath, price jumps about 30k, minimum. it's got crawl space under the home, and the kitchen is next to where I would put it, so it should be minimal cost to tie in with the existing plumbing.

Quite a change for sure, but we will be getting a LOT of house for less than we are paying for our current apartment.

We are WFH right now and will have to go into the city on occasion. In those cases, it's a direct train ride in (~1hr) or we can drive in. Not ideal, but the upgrade will hopefully be worth it.
