Not worried about what other people think, just that it would drive me crazy to see the outside of that house all the time.

Tons of potential, and for the right price would be worth serious consideration.

A lot easier to paint the outside rather than add parking space or square footage.

Saw weird house and a conventional condo, in the same greater development.

We kind of like the big house. Terrible finishes as it is (tile on decks with bad plywood underneath, mirrored closet doors, fancy tile vs marble flooring everywhere, bad paint colors). We would eventually do some major configuration changes as well due to the quasi duplex layout currently in place.

But entirely liveable for a few years, and as my cash flow grows more clear (after my 0.13% rate student loans paid in particular and using a HELOC after getting below 80% LTV) we could get everything done via contractors.

We did not like the condo. Cramped layout and low end finishes and will end up in a bidding war.

So I think we will offer $745 on the house (to account for the decks needing to be redone soonish) and roll with that.

Actually not feeling so hot still. Here’s the house in question. Totally not obvious from the photos imo is that there are four bedrooms upstairs!

View from main room and porch is fantastic, and it backs up to the creek so always open space.

His impression of it, having showed it to at least one party apparently, is that the original builder tried to pull a fast one and effectively build a multi-unit building in a SFH zoned area. Apparently the county didn't play with this and thus this super weird-ass layout was the result. I'm going to play around with the 3-D walkthrough of it later but it's really hard from the pictures to figure out what's going on in the big but empty layout.

It's telling that this big box is dropping in price with no bites whereas everything else is running hot, over asking.

Sorry you no es feeling so well.

That’s a cool house. When I looked at the interior pictures I thought the house was built in 1995, lots of paint and light fixtures that need to be changed, but that’s all easy stuff.

Been for sale for a while, curious to see if they will take an offer much lower than their asking price.

Those views are pretty not terrible.

That is a weird place to put a projector screen.
And tile in the deck?
I would double check to see what other bad taste thing or reparation they have done.

Edit. There's some cool stuff about that place, I like the sauna a lot. 3700sqft is quite big for up there and good for your family of five.

Can anything be built to the NE of that place?

Yeah, to choose what they did in 2002 is pretty horrendous!

Yeah, lots of stuff to do eventually:

- flooring everywhere
- paint inside and out
- Trex on the decks, reinforce upper deck, put in hot tub with mountain views
- all closet doors
- there's a weird not-imaged second stairwell part of the attempted duplexing that we'd tear out and expand the garage storage in its stead, eliminating one outside door while at it
- reconfigure large not useful loft space upstairs into a true master suite
- box off another actual bedroom in the basement, where there's a bed in the middle of the large space at the moment
- unwall the area under the deck, currently with covered in planters, a bunch of junk storage, and even the current owner's boat backed in carefully

Yeah, those photos must be old because there's a house to the right of it when facing it in reality, not in the photos. I don't think there's an open lot to its left, and out back is the creek/open space.

I figure it'd be entirely liveable in its current weird/ugly state while I continue to pick away at student loans. Once those are gone then that's a big relief on cash flow, plus we'd be below 80% LTV ideally. Then the HELOC spout will be opened and we will get lots of work done on it over future summers. Down the road this could be a financial boon once made into 6 bedrooms with sane finishes and layout.

In any case, the offer is in at $745k now. KeyBank updated their estimate for their low-down two-loan offering for this price, with $85k cash to close.

Yeah, the kids don’t call it master suite anymore, now it’s primary bedroom/suite....

I think it’s neato as it sits but could be super neato after some lipstick.

They countered with $767,350 and changing a few minor fees from theirs to pay to mine.

I’m going to come back with $762, I think. Will chat with realtor tomorrow. Have until 5 pm.

etc.

Now we just get in the vehicle and drive. Can head out after work without packing, except for food (perishable food that we want to bring from home).

Under contract officially now. All the furniture is thrown in, so the minimum we need to do for making it liveable is a few blackout shades in the bedrooms. Closing date 4/30.
