That exact house would go for $500-600k in this area. Still not worth living in Texas though!

EDIT: Similar listing in the same area. Even cheaper as it's more of a fixer.

Friend of mine down near Houston does this to me too. For what I'm looking to spend up here, I could have my own McMansion down there. Another friend keeps trying to talk me into Jacksonville, FL which is a huge nope.

it works out great for you not just for being that close to bars, but also you can low ball the **** out of that thing and not worry about anyone else coming over the top.

the plywood floors really add a nice touch upstairs.

You can find awesome homes for prices like that in Atlanta as well. I don't know about Texas, but I lived in Atlanta for 13 years and it's a great city (aside from the lack of public transport).

If it wasn't for the importance of good schools we'd have a house already. About 100k difference between neighboring school districts.

I don't understand the methodology of 'I can buy a mansion if I move there'.

better yet, move to the cheaper location, but buy a house that's modestly larger than you would normally buy, and significantly less money. you skip all the stupid things that aren't really surface costs that come with a home that's twice the size you have now, now you need to fill it with things, heat it, cool it, insure it, maintain it, clean it.

https://www.realtor.com/realestatean...7_M15439-42598

the above home is $850,000

https://www.realtor.com/realestatean...8_M85190-60551

this one in Houston is higher, but much more lavishly appointed, more land, more home, more everything, and in a really nice neighborhood.

https://www.realtor.com/realestatean...8_M80796-33063

this one is nearly half the price, just a bit less appointed, but you get the land, and a similar sized home in the same area.

you go from a 4000 mortgage to a 2100 mortgage. in a year that $24000 in your pocket. you can get a RS5, take a swank ass vacation, redo the bathrooms (maybe add a washroom for guests), and still have money left over to invest in your crypto asset of choice.

In Southern California, prices are rising in all corners of the region.
  • In Los Angeles County, the median price rose 17.2% to $750,000 in March, while sales climbed 33.9%.
  • In Orange County, the median price rose 10.6% that month to $835,000, while sales climbed 38.5%.
  • In Riverside County, the median price rose 17.9% to $476,750, while sales climbed 37.5%.
  • In San Bernardino County, the median price rose 18.3% to $429,500, while sales climbed 29.3%.
  • In San Diego County, the median price rose 15.3% to $680,000, while sales climbed 22.4%.
  • In Ventura County, the median price rose 12.5% to $658,000, while sales climbed 24.2%.
Data relative to one year ago. Crazy stuff.

house closed this morning. getting the keys from the title company at lunch. paid a skosh under $250/sf.

kind of crazy to think that when I bought my first house 12 years ago I paid about $100/sf, and going by comps, if I add a second bathroom to it, I should be able to sell it for the $250/sf mark as well.

Norcal is the same maybe worse!

An identical house/property to ours in the neighborhood just went up for sale for $650,000. Thats $100,000 more than this place was valued at before the pandemic!

Houses that go up for sale in Norcal are getting like 20-30 bids, most over listing and many for straight up cash. Totally nuts right now.

The house I just sold in October would easily sell for $100k more today. It's crazy.

Just got my home appraisal back and am finishing on refinancing my mortgage this week. Appraisal came in at $255,000 and I paid $120,000 back in 2015.

Dang!

I was annoyed having to pay $146/sq.ft on ours here in N.Texas, when we started looking 8-9 years ago it was all $90-110/sq.ft for much more central locations.

Damn. I just checked Zillow. I did a refi about a year ago. My house has gone up about 23% from what it was appraised for back then.

Market be crazy.

Our "Zestimate" is now $11,5k higher than we bought it for 2,5mo's ago. (At time of purchase it was within $1k of sell price, not that it matters much).

zillow does seem on the high end. It puts my house 55k above.
Then again, there are similar houses which are listed for that much, so thats probably where the number came about.
Realtor.com put me 5k above from what I purchased from last year.

Couple more years and Ill be able to sell for a fortune
